An Electrical Installation Condition Report (EICR) is a formal assessment of the electrical installations within a property. Since 2020, landlords in England are legally required to have an EICR carried out every 5 years and must provide a copy to tenants before they move in.
A qualified electrician will inspect the wiring, consumer units, sockets, light fittings, and all fixed electrical equipment, producing a detailed report of any defects or potential hazards.
All inspections carried out by qualified, registered electricians — meeting the requirements of BS 7671.
You'll receive a full written report with any defects clearly categorised (C1, C2, C3) and recommendations for remedial work.
Rental properties must have a valid EICR. Failure to comply can result in local authority fines of up to £30,000.
